Condo Fees
Depending on the suite type, condo fees range from $342 to $684 per month, including building management, heat, water, building insurance, security, general building maintenance and repairs, landscaping, window washing, garbage and recycling, reserve fund, filter changes
Parking
1 space is included with each suite. "Hamilton CarShare" will provide vehicles onsite for hourly rental (www.hamiltoncarshare.ca). A limited number of fully enclosed, private Motorcycle Garages are available, from $5,000 (1 left).
Heating & Air Conditioning
All mechanical and technical systems within the building will be totally new, including heating, air conditioning, plumbing, wiring, communications, internet, window glazing, insulation, cabinetry, hardware, etc. A sprinkler system will remain, although modified and concealed.
Finishes
Original wood floors, millwork, molding, wainscot, archways, exposed brick, stone and other features will be retained wherever possible. Purchasers will select their kitchen cabinetry, counters, appliances, hardware, new flooring (where applicable, such as in bathrooms), washroom tiles and other finishings from the builder's samples prior to March 2012. Finishing standards are superior quality, including stone or steel counters, brushed steel appliances, marble or granite tiling, mirrored backsplashes, wood floors in all principal rooms (including new construction areas of the building).
Custom Design
During the early pre-sales period, suite layouts can be modified to accommodate the personal requirements of each resident, generally at no cost. Construction has begun and some customizing may still be possible, but at extra cost and with less flexibility.
Investment Options
24/7 Management Inc. (a Stinson company) will provide complete, onsite leasing and management services for suite owners, including furnished corporate programs, long-term residential tenancies, as well as minor housekeeping, administration and security for owners who may travel or reside elsewhere for extended periods.
